When you put your house on the market with your local
team agent, they are able to immediately instruct the
selected team Conveyancing panel law firm to prepare an
exchangefile for you.

Your appointed lawyer will then write to you requiring formal confirmation of your instructions. It is important that you respond as quickly as possible providing all of the information they request.

The draft contract paperwork will then be prepared, ready to send out just as soon as the buyer is found. As part of this process your lawyer will:

  • Apply immediately to your mortgage lender for your Title Deeds and apply to the Land Registry for office copies.
  • Prepare the draft contract paperwork
  • Obtain your replies to the Seller and Property Information forms.

This process ensures that within 24 hours of your agent finding you a buyer your appointed lawyer is able to submit the draft contract with the usual supporting paperwork to your buyers lawyer without any unnecessary delay; putting you and your agent firmly in the driving seat.

If you prefer team Conveyancing to deal with your home move direct, then you will be offered the opportunity of using our fastexchange service.

This is similar to exchangefile but includes a number of additional processes designed to ensure your buyers lawyer has everything they might need to ensure an immediate exchange of contracts.

This process includes our conveyancing team examining your title deeds or office copy entries once they have been received and ensuring that any obvious issues can be resolved before a buyer is found. We also prepare answers to anticipated standard enquiries.

Although this is all part of our no sale, no legal fee service we will ask you for £30+VAT ( freehold) or £40+VAT (leasehold) on account of the additional disbursements we may have to pay on your behalf.

By doing all this, your sale should proceed far more quickly and with more certainty than would otherwise be the case. You'll be firmly in the driving seat, able to ensure that any delays which may occur are kept to an absolute minimum.

As an integral part of the conveyancing process both the exchangefile and the fastexchange service are provided for you on a no move – no legal fee basis - You can’t lose!
